Booking conditions
For direct bookings at The Boat House and The Sunset Loft, Sandgreen. Please read these conditions before confirming your stay with Julie.
50% first payment · Balance eight weeks before arrival
Check-in from 4pm · Check-out by 10am
Making a booking
High Point is our family home, with The Sunset Loft upstairs and The Boat House in a separate annexe. Reservations are arranged directly with Julie by email or WhatsApp.
The website calendar shows availability and helps you choose dates; selecting dates or sending an enquiry does not confirm a reservation or automatically block those dates. Your stay is confirmed directly with Julie once the booking has been agreed and the first payment received.
Some dates are kept back for family use and may be released nearer the time. Please contact Julie even if your preferred dates appear unavailable.
Payments
Once your booking is agreed, a first payment of 50% of the total accommodation price is payable immediately. The remaining 50% is due eight weeks before arrival. For bookings made within eight weeks of arrival, the full amount is payable when the booking is agreed.
If you need to cancel
Please tell Julie as soon as possible in writing by email or WhatsApp. Bookings are made on a non-refundable basis, subject to the refund arrangements below and your statutory rights. Cancellation charges will not exceed our actual net loss arising from the cancellation, up to the total booking price.
We will do our best to re-let the cancelled dates. Any replacement income received for those dates, together with any costs we save, will reduce the cancellation charge. We will refund any amount you have paid above that charge. A refund may be smaller if the replacement booking is at a lower price or covers fewer nights.
We strongly recommend taking out suitable travel insurance when you book, including cancellation cover for your circumstances.
If we have to cancel
In the unlikely event that circumstances beyond our control, such as damage to the property, mean we cannot provide your stay, we will notify you as soon as possible and refund all money paid for the booking.
We do not cover other expenses or compensation where the cancellation is beyond our control, except where the law requires otherwise. Nothing in these conditions excludes liability that cannot legally be excluded or affects your statutory rights.
Arrival, departure and lengths of stay
Check-in is from 4pm and check-out is by 10am, unless Julie has agreed otherwise in advance.
Usual arrival days are Friday and Monday. Short breaks are generally three nights from Friday to Monday or four nights from Monday to Friday. Seven-night stays are normally Friday to Friday or Monday to Monday, subject to availability and confirmation.
Current minimum stays are three nights from October to May, seven nights from June to September, and four nights over Christmas and New Year. Easter and bank-holiday weekends have a three-night minimum. More flexible arrangements may be possible outside the main season; please ask Julie. Your agreed dates, price and any special arrangements will be confirmed when booking.
Guests and use of the property
Only the guests agreed at booking may stay overnight. Please confirm the number of adults and children with Julie. The Boat House is for two adults, with one non-mobile infant by arrangement. The Sunset Loft accommodates up to four guests; its single en-suite bathroom is accessed through the main bedroom.
Children under 18 remain the responsibility of their parents or guardians and must be appropriately supervised throughout the stay.
You may not re-let, sublet or transfer use of the accommodation to another party, even free of charge, without our written agreement.
Please keep all inventory in the property where it was provided and do not move it between properties.
Dogs
The Sunset Loft does not accept pets. The Boat House welcomes one well-behaved, fully house-trained dog by prior arrangement for £15 per stay; two small dogs may be accepted by prior arrangement. Please tell Julie the breed or type and approximate size when booking. Assistance dogs are welcome at no extra charge; please let us know so we can prepare for your stay.
Pet dogs must stay out of bedrooms and off beds. Please use the provided throws before allowing a dog on a sofa. Clean up after your dog and dispose of waste appropriately. Dogs must not be left alone in the property unless safely confined to a suitable crate.
You are responsible for reasonable costs of damage or cleaning beyond the normal changeover caused by your dog.
Smoking and vaping
The Boat House is strictly smoke-free and vape-free both indoors and outdoors, including the deck and patio. Smoking and vaping are not permitted inside The Sunset Loft.
A serious breach of the smoking rules may result in the stay being ended. You may be charged reasonable, evidenced costs for resulting damage or additional cleaning. Any retained accommodation payment will reflect our actual loss, subject to your statutory rights.
Care, damage and cleaning
Please treat the accommodation and facilities with the care you would give your own home, so that other guests can continue to enjoy them.
If you notice existing damage on arrival, please let Julie or our representative know immediately. Please also report any breakages or damage during your stay before you leave.
The accommodation will be checked after departure. You may be charged reasonable, evidenced costs for loss, damage or cleaning beyond the normal changeover caused by your party or pets. We will explain any proposed charge and provide supporting evidence. Fair wear and tear and minor accidental breakages, such as an occasional glass, will not be charged.
Wi-Fi, equipment and facilities
Wi-Fi is provided at no extra charge, subject to technical availability. Please report any equipment, appliance or internet problem promptly so that we can take reasonable steps to put it right.
We cannot guarantee uninterrupted internet access or that every facility will always be available. Any remedy for a disruption will depend on the circumstances and your statutory rights. Nothing in these conditions excludes our responsibility for negligence or liability that cannot legally be excluded.
Problems or complaints
Please report any problem to Julie or our local representative as soon as possible during your stay, so that we have an opportunity to put matters right. If it remains unresolved, please contact Julie in writing with the details. A delay in reporting may affect our ability to investigate or remedy the problem, but does not remove your statutory rights.
These conditions
The booking conditions supplied when your booking is confirmed apply to your stay. We may update the conditions for future bookings; changes to an existing confirmed booking will be agreed with you, unless required by law.
High Point is privately owned. We want all guests to enjoy their stay and ask that you respect the property, its facilities and our neighbours.
